Company Background:
After working in San Francisco for over 25 years, we founded our office three years ago with the goal of providing high quality architectural design services at very reasonable prices. We are a boutique firm, with direct contact between Client and Principal Architect, specializing in office building owners, tenant space design and residential remodeling.Andy Levine, principal design architect, was trained at Brown and RISD, and has a Master’s degree in Architecture from Columbia. With over 28 years of professional experience, he has directed many significant projects in a wide variety of building types including commercial, retail, mixed-use and residential.
His project list includes:
- Commercial: the recently completed office building lobby and interior upgrades at 2001 Union Street, and the modernization of the building entry and main lobby at 221 Main Street. He served as the building architect responsible for tenant work and common areas at many SF buildings, including: 550 Kearny Street, 222 Kearny Street, 180 Sutter Street, and 575 Market Street. He developed hypothetical layouts for various user groups at the proposed high-rise office building at 555 Mission Street to support the leasing effort of that project.
- Educational and institutional projects: Alameda Unified School District, Santa Ana and Long Beach School Districts, UC Berkeley, and UC Santa Cruz. Andy believes that great architecture happens when buildings look beautiful and inspire a wonderful interaction of users.

Mary Ruppenthal, senior associate, has over ten years of experience in commercial, residential and educational projects. She earned a Master’s Degree in Architecture from UC Berkeley and a BS in Architecture from the University of Wisconsin at Milwaukee. She has nearly completed her licensing process and will soon become a registered architect. Mary has extensive experience with base building and tenant improvements, and related facilities management services. She has worked on a considerable number of remodeling projects, specializing in renovation, adaptive reuse and historic building renovations.
Some of her projects include:
- Commercial: the new ground floor lobby and base building core and shell gut-rehab of 18 stories for Charles Schwab at 211 Main Street, as well as base building renovations for the historic 1095 Market Street and scores of tenant improvements at 180 Montgomery Street. Mary brings with her award-winning project design and detailing skills, experience working with many building types and uses, expertise with planning and building code processes and agency approvals. She is familiar with LEED certification requirements and Title 24 energy requirements.
- Educational: Recent projects include the historic renovation of Mission High School authorized under the Proposition A bond. Built in 1925, the project required a special sensitivity to existing materials while modernizing for current codes. She and her team worked to solve the difficulties posed by a multistory concrete school stepping up a hillside in 27 discreet floor levels.

Emme Levine, interior designer and color consultant, brings a unique knowledge of finish materials that are site and client appropriate, with an emphasis on renewable resources. Her design approach includes using color schemes and materials to create a stylish yet timeless environment. Emme earned two masters degrees in Education and Counseling from Teacher’s College at Columbia University.
Emme recently completed:
- Commercial: the interior design for the renovated building lobby at 2001 Union Street, coordinating the selection of stone, tile, paint and color schemes to suit the Client’s taste and budget.
- Residential: She has completed many small home remodel projects for kitchens, bathrooms and living spaces. She is currently selecting finishes for a large, high-end residential project in Marin, with an emphasis on environmentally sensitive materials.
